Is Coroom for landlords, tenants, or both?
Both. Landlords get full room-by-room management of their property; tenants get a straightforward way to browse and apply for rooms in professionally managed houses.
What's the difference between share house management and standard property management?
A standard rental has one lease and one tenant (or household). A share house has several independent tenancies in the same property, each with its own lease, move-in/move-out date, and compatibility considerations with the other housemates — that needs a different process than managing a single-tenancy rental.

How do I get started as a landlord?

How do you screen tenants for a share house?
Every applicant is screened individually — rental history, references, and identity checks — with additional attention to fit within the existing household, not just affordability.
How do you market rooms and reduce vacancy time?
Each vacant room is listed individually with its own photos and details, and enquiries are followed up promptly so qualified applicants convert quickly rather than sitting in an inbox.
How is rent collection handled in a share house?
Rent is tracked per room against each tenant’s lease, not lumped together. Overdue rent is followed up early and consistently, following the correct process at every step.
What happens if a tenant doesn't pay rent?
Arrears are followed up as soon as they occur. If it doesn’t resolve, we proceed through the correct notice and, if necessary, VCAT process — see our page on eviction protection for the full process.
How are maintenance requests and emergencies handled?
Tenants log issues directly, which routes into our maintenance workflow. Urgent issues are prioritised, trusted trades are booked, and the job is tracked through to completion.
Do you carry out routine inspections?
Yes — routine, move-in and move-out inspections are scheduled for every property, with results recorded so issues are caught early rather than at lease-end.
What reporting do I get as a landlord?
Your dashboard shows your properties and their status. Owner statements covering income and any deductions are provided on a regular cadence — see the accounting page for details.
Can I be involved in choosing tenants?
Yes — you can review and approve every applicant yourself, or leave tenant selection to us entirely. Either approach is set out in your property management agreement.
